Based on RentCafe’s Canada Renter Interest Report for the first quarter of 2026, the rental market in Canada is experiencing a noticeable shift. While major metropolitan areas are seeing a slight cooling trend with rising vacancies, smaller and mid-sized cities are experiencing a massive surge in demand.
Driven by the quest for relative affordability and a strong quality of life, here are the top three most popular Canadian cities for renters right now.
- Moncton, New Brunswick
Claiming the number one spot for the third consecutive quarter, Moncton achieved a perfect renter interest score of 100. The city has become a major hotspot for out-of-province renters, particularly those migrating from larger Eastern markets like Montreal and Halifax.
The Data: Rental listing page views in Moncton jumped 14% year-over-year, completely defying the national trend of double-digit declines in major hubs.
The Impact: Because apartments are being snatched up incredibly fast, available rental listings dropped by a staggering 40% year-over-year.
Moncton’s strong economic growth, diversifying job market, and lower cost of living continue to make it the most competitive rental market in the country.
- Hamilton, Ontario
Securing second place with a score of 82.42 is Hamilton. The city’s rental popularity is heavily driven by spillover demand from the Greater Toronto-Hamilton Area (GTHA), as renters look just outside Toronto’s expensive core for more manageable living costs.
The Data: Renter engagement is through the roof, with “favourited” listings in Hamilton skyrocketing by 174% year-over-year and overall page views increasing by 11%.
The Impact: This intense competition led to a 14% decrease in apartment availability.
Hamilton remains incredibly attractive due to its stable employment base and rent prices that sit well below Toronto’s. In fact, it is one of only three Canadian cities where rents on newly signed leases actually rose year-over-year in Q1 2026. Most of the incoming interest originates from renters currently living in Toronto, Oakville, and Mississauga.
- Kingston, Ontario
Rounding out the top three is Kingston, scoring 79.15. Kingston has made one of the most impressive comebacks of the year, climbing eight positions to capture the third spot nationally.
The Data: Personalized saved searches for Kingston surged by 87% year-over-year, indicating a strong wave of intent from apartment-hunters planning a future move.
The Impact: Total available listings dropped by 13%, tightening the market significantly.
Kingston’s rental momentum is deeply anchored by steady public-sector employment, local renter retention, and the consistent influx of students attending Queen’s University. It provides a highly appealing, affordable alternative for those priced out of nearby Ottawa and Toronto.

The rental landscape in 2026 highlights a clear theme: affordability is driving mobility. As major cities price out average earners, mid-sized hubs like Moncton, Hamilton, and Kingston are reaping the benefits—and facing the inventory pressures—of a highly mobile Canadian workforce.
